No one under the age of 25 may make a reservation. There must be one adult at least 25 years of age occupying the property for the entire duration. No vacationing students or chaperoned parties are permitted. We rent this cottage to families and mature adults only.

Keys are to be picked up at the cottage upon your arrival. It is important to let the owners know your approximate arrival time. There will be a $25 charge for lost keys. 

Prior to your departure, keys are to be left on the kitchen table and you are to exit out the back door, locking it behind you. 

Tenant is responsible for the cost of all damages or missing items resulting from tenants’ actions. 

Tenant should report any problems or appliance malfunction to the owner. 

Parking is permitted in the driveway only. There is parking available for up to 3 cars.

Linens are for use inside the cottage only. Towels and face cloths are not provided.

Garbage and Blue Box pick up is now Tuesday morning. All garbage bags require an orange sticker / tag. We will provide 1 sticker for your use. Additional garbage tags are available at the grocery store. Please put out all the available garbage and blue box items you have for Tuesday morning. You are permitted to leave one bag of garbage behind when you leave on Saturday. All other garbage must be taken with you. If you are travelling a very long distance, contact us in advance to make other arrangements. Do not leave your garbage outside ever. If you leave it outside you will definitely have a very large mess to clean up in the morning.

Cottage Cleaning: Cottage cleaning is not included with the rental. It is the responsibility of the renter(s) to ensure the property is left thoroughly clean and tidy. This means that a thorough cleaning must be done by you and your party prior to departure. Cleaning supplies are provided for you. The cottage must be left in the condition in which it was found. 

Departure procedure: COTTAGE IS TO BE LEFT IN THE SAME CLEAN / TIDY CONDITION THAT IT WAS FOUND. Tenant should do the following prior to departure: gather up all remaining garbage to take with you; gather up all dirty linens and place in pile on hallway floor; vacuum and wash floors as needed; wash and put dishes away; close all windows; leave keys on kitchen table, lock all doors, exit through back door. 

This rental may not be sublet or this Agreement reassigned without the written consent of the Owners. 

Pets are NOT permitted. 

NO SMOKING IS PERMITTED. 

Tenants should be respectful of neighbours and not make unnecessary noise. Please be aware that there is a NOISE BYLAW for after 11pm. 

Outdoor bonfires are NOT permitted - requested by Southcott Pines Association.

No Tents or Tent Trailers allowed on property - requested by Southcott Pines Association.

Maximum Occupancy - 10299 Sherwood Cres. has a maximum of 8 overnight guests.

For off-season weekend bookings (Sherwood only) a $150 security deposit is required. The security deposit will be returned to you following your stay provided that the cottage is without damages and in the same clean condition that it was found. Tenant is responsible for the cost, in excess of the security deposit, of all damages or missing items resulting from the Tenants' actions.

Tenant certifies that he/she has read carefully the limitations on the rental by the Owner as set forth in this agreement, and agrees to abide by such limitations.
